Securing the Best Financing
Getting pre-qualified helps you determine how much house you can afford. Pre-approval is getting lenders to consider you worthy of taking a mortgage. It is often required to provide a prequalification letter with any offer, so it is best to do this before viewing properties. If needed, I can provide a list of local lenders to help you get started. Once you choose a lender, I will work closely with them throughout the process.
Price Negotiations
When we find your home, I will guide you toward making the best deal. I use all available data on that property as well as properties that have sold recently, to help you make a solid offer. I evaluate and explain any counter-offers so that buyers can feel comfortable with what they agree to.
Inspections and Repairs
I can coordinate with your inspectors and review their findings with you. Determining what repairs are most necessary sometimes requires an objective voice.
Contract to Closing
I will be available to you, your lender, the title company, inspectors, and anyone else who will be involved in the sale. All deadlines, documents, and tasks involved in getting to a smooth closing will come through me. You will be provided with timely updates.

Why is it important to get pre qualified before I even find a house to make an offer on?
It is really essential to be prequalified before looking at houses, especially in a competitive market. Having a pre qualification letter on hand will allow buyers to make qualified offers quickly. A lender will need very little upfront information to pre-qualify, but they can help define the amount of house you can afford – which also determines the houses you view. What are closing costs – and will I still have them if I pay cash?
Closing costs is a broad term used to describe the expenses incurred when property is sold. There can be significant expenses for both the buyer and the seller. Buyer closing costs can include lender fees, transfer taxes on your mortgage, recording Fees for mortgage, title insurance and endorsements, appraisal, survey, inspections, HOA charges (if applicable) and pre-paid taxes and insurance to be held in escrow for you bank to pay out when due. Most of these would still be due even when paying cash – only the mortgage related expenses would not be relevant. In certain cases, some or all buyer closing costs can be negotiated within the contract with the seller.
What is Homestead Exemption?
If you are first time buyer or new to Florida, you have probably heard of Homestead. Homestead tax exemption is the most common exemption applied for and granted in Santa Rosa County. If you own property that you use as your primary residence as of January 1, you may apply for the Homestead tax exemption. This will reduce the taxable value on your home up to $50,000 on your county assessment, resulting in substantial savings on your property taxes.
