How will I know how to set the list price of my home?
Before our first meeting, I will run a Comparative Market Analysis for you. It will include recent sales and current listings of homes that are similar to yours in size, location and age. I will also provide information on the health of the market—as it can change from month to month and season to season. Using all of that data and an assessment of your home’s condition, I will help you come up with an appropriate price.
Should I price my home higher to leave room for negotiations?
Many sellers believe they should price their home higher than what is suggested by their realtor to leave room for negotiations. Often times this strategy will backfire because if the house is over priced compared to the competition, it will get less showing traffic. A well priced home will attract more buyers and sell quickly – usually for close to the listing price. A seller who prices their home high can actually be costing themselves time and money.
How will I know how much it will cost to sell my home?
Once we have determined the right listing price for the home, I will provide you with a list of estimated closing costs and estimated net proceeds. I will adjust the amounts based on offers received to help you make an informed decision.
How long will it take to sell my home?
The time it takes to sell a home depends on a some variables. If the home is clean and ready for new owners and priced appropriately according to the market value, it will sell in a reasonable amount of time. The market is constantly changing so there is no one answer. I will provide market health data to offer a better estimate.
