I believe home sellers have enough to worry about in readying their home for market and planning their move to a new home. That’s why I will take over the many tasks and details that make sure your property is properly evaluated, priced, marketed, negotiated and carried to closing. There are so many things to do to move to a successful sale, and I am here to advise, assist, and assure success. Here is a partial list of the major services I provide.

Property Evaluation
I offer an honest and objective evaluation of their property prior to pricing and going to market. I will provide my professional opinion, and also ideas and strategies to improve your property in the current market environment as well as point out any potential inspection flags.

Proper List Pricing
It’s a proven fact, properties listed at the right price sell fastest and put the most money into their sellers’ pockets. Overpricing can keep a property on the market longer than necessary and end up with price reductions and low–ball offers. That is why it is so important to effectively assess your home in the current market. As a certified Pricing Strategy Advisor, that is exactly what I am trained to do.

Price Negotiations
Good markets or slow markets, buyers understandably want to pay the lowest price or negotiate for seller concessions. As a seller’s agent, I present all offers with clear explanations. I help sellers to respond to offers and counter offers with the very best end result.

Inspections and Repairs
Once a contract is in place, the clock starts! There are documents, disclosures and inspections to get past. Any of these items can result in potential pitfalls or further negotiations. Proper handling of what comes up can make or break a deal.

Contract to Closing
Dozens of tasks, deadlines, inspections, and mortgage details are all in store between a price agreement, contract and a closing. I’m on every one of them and will keep your transaction organized and moving. I have systems to communicate with my sellers every step of the way.

FAQ for Sellers

What will I have to do to prepare my home for sale?

I always tour the home with my home sellers and make recommendations for any areas that may be potential deterrents to buyers. Together we come up with solutions so that we can make the best first impression. As a rule, your home should be clean, uncluttered and in good repair.

How will I know how to set the list price of my home?

Before our first meeting, I will run a Comparative Market Analysis for you. It will include recent sales and current listings of homes that are similar to yours in size, location and age. I will also provide information on the health of the market—as it can change from month to month and season to season. Using all of that data and an assessment of your home’s condition, I will help you come up with an appropriate price.

Should I price my home higher to leave room for negotiations?

Many sellers believe they should price their home higher than what is suggested by their realtor to leave room for negotiations. Often times this strategy will backfire because if the house is over priced compared to the competition, it will get less showing traffic. A well priced home will attract more buyers and sell quickly – usually for close to the listing price. A seller who prices their home high can actually be costing themselves time and money.

How will I know how much it will cost to sell my home?

Once we have determined the right listing price for the home, I will provide you with a list of estimated closing costs and estimated net proceeds. I will adjust the amounts based on offers received to help you make an informed decision.

How long will it take to sell my home?

The time it takes to sell a home depends on a some variables. If the home is clean and ready for new owners and priced appropriately according to the market value, it will sell in a reasonable amount of time. The market is constantly changing so there is no one answer. I will provide market health data to offer a better estimate.

Diane is absolutely the best! I was caught up in the housing downturn of the 2005/2006 era, and my house almost immediately went “under water”. As a military member at the time, I had orders three years later to move to another location. So, of course I rented the house, but even that wasn’t  covering my mortgage and renting is a pain.

I happened on Diane Waschenko from Coldwell Banker (Navarre, FL area) by accident, but thank God. Diane’s first statement was the price my current property manager was quoting for the house was too low and Diane delivered. I received $12,000 more than my property manager said I could ever expect. Also, I had the challenge of being more than 6 hours away and the house had so many minor issues that needed to be addressed, but I was fulltime employed. No problem, Diane arranged for all the services I needed very promptly and affordably. I have sold a home before, but it was me in a sleeping bag on the floor of the empty house making repairs myself and taking valuable time off work to do so. My real estate person at the time of course sold the house and that was all I expected. Not with Diane, she will go above and beyond.
